Medland Metropolis was engaged to design the building services for a multi-residential refurbishment of 25 apartments located within a Grade II listed Regency terrace and two newly built contemporary townhouses for the developers, Tag Properties.

 

Being an investment development it was essential to maximise the foot print of each apartment by minimising the plant and riser spaces and ensuring ceiling heights were maximised. We designed an innovative heat recovery gas fired central boiler system that could be located in the unusable roof space. This removed the requirement for local boilers and flues in each apartment. Integrated kitchen and shower extract systems with multi-speed extract fans also minimised plant and equipment space. We also utilised the floor joist space to reticulate pipework, ductwork and cabling which removed the requirement for large areas of suspended ceilings therefore gaining maximum floor to ceiling heights and maintaining the heritage ceilings.

 

Another challenge was negotiating client needs with the utility and supply authority companies. We were involved in lengthy negotiations with the utility companies in order for us to utilise unused basement space for all incoming utility services and pushing the boundaries of their rigid design standards.

 

In regards to environmentally sustainable design we integrated solar hot water to the extension and the new build units to provide energy efficient design and exceed statutory requirements. We specified LED lighting, a variable speed integrated kitchen and stove extract system and heat recovery central gas boiler systems.

 

Being a Grade II heritage building meant that the fittings we specified needed to complement the existing architecture. We specified coordinated lighting, controls, outlets, radiators and towel rails to enhance the interior designers’ concepts in order to deliver a product that has been well received by the marketplace.
