Frangipani Apartments was developed by Winders Developments, as a high end, luxury apartment building located at Palm Beach on the Gold Coast.

The development comprises six apartments in total (one per floor with a two level penthouse) together with a two-level basement carpark and passenger lift.

Medland Metropolis was engaged to perform mechanical, electrical (including dry fire, security and communications) and specialty lighting services in a design and documentation capacity.

The lighting was specifically selected to provide a high quality, modern and luxurious appearance, whilst still remaining within a specific budget. Special consideration was given to integrate the lighting with the architectural features to provide a clean and crisp finish.

The use of low level wall lights in corridors and concealed lighting elements in bathrooms provided a quality solution. The lighting was automated with a C-bus lighting control system, with the ability for end users to upgrade the facilities upon purchase of the apartments.

The selection of the light fittings and air-conditioning systems needed to take into consideration the seaside location and associated weather conditions. Air conditioning grilles were continuous, creating linear appearance, and limited to certain zones. The limited amount of area in the bulkhead was a challenge for services to be run within, however, it allowed ceilings to remain high throughout the apartment.

Carpark ventilation was implemented using a carbon monoxide monitoring system to maintain safe levels of carbon monoxide and reduce the running costs of the building.

The architectural design of express finishes presented a challenge in that the available space for services was limited. Services had to be well coordinated in accordance with this architectural sensitivity.
